5 Signs You Need a New Roof — Not Just a Repair

Repair or replace? It's the question every homeowner faces eventually. Here are five signs it's time for a new roof.

1. Your roof is near the end of its lifespan

If your asphalt shingle roof is 20+ years old, repairs become a losing game — you're patching a roof that's failing everywhere at once. Replacement is usually the smarter investment at that point.

2. Widespread shingle damage

A few missing shingles is a repair. But if shingles are curling, cracking, or losing granules across large areas of the roof, the whole system is wearing out.

3. Significant storm or hail damage

When a storm damages a large portion of the roof — as opposed to one spot — replacement is often the right call, and it's frequently covered by insurance.

4. Recurring leaks

One leak from a clear cause is fixable. But if you're chasing leak after leak, water has likely compromised the underlying structure, and patching just moves the problem around.

5. Sagging or structural issues

A sagging roofline or soft, spongy spots point to structural damage underneath — this is a safety issue and almost always means replacement.
